A synopsis of build-to-rent and its attraction as an investment

There continue to be individuals looking for the right investment to increase their finances and create an ample nest egg for later years, so that retirement can be enjoyed in comfort without any worries. Some may decide that stocks or shares are where they would like to invest their cash, with some being attracted to valuable commodities such as gold. However, bricks and mortar are a safe bet today, as it’s always been, as people will always need somewhere to live, opening rental opportunities.

Built to rent is slightly different from the norm, as properties are built specifically rather than for sale. BTR properties often require management by a company that ensures that everything is dealt with, reducing the need for an investor to get involved, freeing their time and reducing what can be a complicated area for the inexperienced, using their experience to deliver the right services to renters.

Build-to-rent properties differ in that they are built and designed specifically with renters in mind rather than being traditional family dwellings. Their layouts and finishes consider all of this and are carefully put together by teams who often then go on to deal with the management of the home. It is likely to include features which relate to modern living and make them attractive and continually in demand, meaning that they remain a solid investment and provide a good rate of return. Rent payments provide investors with a steady, predictable cash flow in a property that offers a more structured and service-oriented alternative to the private rental market. All of which offers peace of mind at a time when new builds are redefining apartment living.

Having a management company oversee the property offers consistent standards, on-site maintenance, and tenant services, adding to their attraction. One issue many renters can face is trying to get repairs done or having neighbours who cause disturbances. These are negated when going down the BTR route, as they benefit from added amenities and being part of a community through being able to use on-site gyms, co-working spaces, lounges, and shared gardens, creating a community environment. With a high demand for rental homes in many locations, including Australia, owing to the cost of owning a property, a well-managed rental option is likely to increase in popularity, adding additional security to any investment.

Those looking to move into such a property and sign a rental lease are likely to be provided with flexibility, with longer stays being available with a management company looking to build relationships with tenants who can be relied upon. Many properties consider the environment, built with accessibility to public transport in mind, and feature ways to improve the environment, such as secure parking for bicycles. Pension funds, insurers, and large real estate firms see BTR as a safe investment, with predictable performance, making it easier to attract funding.

Build-to-rent homes are revolutionising the way that people live in a property, offering bonuses for both investors and those wanting somewhere attractive to live, all dealt with by a management company.
